1. Concrete Resurfacing (Overlays)

Resurfacing uses a specialized cementitious mix that contains liquid polymer resins. These polymers give the mix high adhesive strength, allowing it to stick to the old, cured concrete without separating. The overlay is typically applied at a thickness of $1/16$ to $1/2$ inch.

Pros:

  • Cost Savings: Saves on average 50% compared to the cost of demolition and a new pour.
  • Minimal Disruption: No heavy jackhammers, bobcats, or massive waste dumpsters are needed.
  • Decorative Finishes: Overlays can be stamped, colored, or stenciled to look like brick, slate, or stone.

Cons:

  • Active Crack Risks: If the old slab has deep, active structural cracks, they will telegraph (reflect) up through the new overlay within a year.
  • Lifespan: Typically lasts 10 to 15 years before needing re-treatment, compared to 30+ years for a new slab.

2. Complete Concrete Replacement

Replacement is a full reconstruction process: breaking up the old concrete, hauling the debris to a landfill, preparing a new gravel base, and pouring a fresh slab.

Pros:

  • Permanent Fix: Solves root structural issues (such as poor base compaction, heaving, or tree root damage).
  • Maximum Lifespan: A new, professionally poured slab can easily last 30 to 50 years with basic maintenance.
  • Corrects Slope & Drainage: Allows you to re-grade the yard to direct water away from the home.

Cons:

  • High Upfront Cost: Requires both concrete removal fees ($2 to $6/sq ft) and new pour installation fees ($6 to $13/sq ft).
  • High Damage Potential: Heavy excavation equipment can tear up lawns, landscaping, and irrigation lines.
